He helps you to take into account demand, quality and land costs. Builders do not produce the same product and they generally are only as good as their lead foreman and sub contractors. Adding more square footage doesn't always affect the price drastically because certain costs are fixed - plumbing, electrical, paved driveways and garages. Did you know that you can pick up four hundred to six hundred square feet at a reduced cost by adding a room over the garage because the foundation and roof are already included in the budget? Cost is usually elevated by the upgrades. Do you want hardwood through out? Are Corian counters your dream? Do you want ceramic tile in the bath and kitchen areas as well as the foyer? Do you want an extended garage? Do you want a large lot to put a pool on? To move the master downstairs means adding a wing if the homeowner does not want to make the gameroom smaller or give up the formal living and/or dining room. You get the picture. We can also assist you in determining which upgrades will appreciate your house on resale, and which design choices, elevations, upgrades will cost you money on resale. How soon you will have to resale is a factor in choosing upgrades. Will your home have factors others in the neighborhood will not have? Will you be adding features that other buyers are rejecting? Lou and Doris are experts on helping you with selections, colors, design features and all aspects of home building. They have built many model homes and learned through experience which type homes buyers prefer. Actually buyer's taste pretty much remain constant. When dealing in budgeting you need to know such things as what the builder is counting in square footage. Does he count two story spaces twice, even though the high ceilings of some plans do not equate into the same space upstairs as you have downstairs? Does he count only on what you can walk on, excluding walls and closets? The difference can be substantial. When all the walls are included for example, as much as 200 square feet could be wall. Does your RealtorŪ have a background to assist you? Is the Builder going to represent your best interest?
