DISCOVERY TRAILS: Moments from the new Exxon expansion and across the road from The Woodlands. There is much to like about this community. The price ranges are much less than The Woodlands and is an alternative for those who do not want to commute. The community is a Johnson Property development. They have developed many communities in the Greater Houston area including Wood Forest, which is another alternative to The Woodlands. As the prices continue to rise in The Woodlands this community will become a great alternative. Toss in a pool, park, Spring Creek waterway, trails and planned activities are just a few amenities this beautiful well laid out community possesses. It will also shorten the commute to downtown as you quickly jump onto the Hardy Toll Road. An alternative to the long drive from the back of the community that is a boon to the residents of The Woodlands. Pricing increases in all of the surrounding communities will occur as expansion gets closer. The new Grand Parkway or you could think of it as Beltway 9 will be going past this community as the plans are showing at this time. Look for commercial, possible apartments to serve as a buffer.

SPRING TRAILS: Located just south of Discovery Trails is Spring Trails. Over 400 acres of green space has been dedicated in this community. A choice of builders
featuring many different floor plans is in the mid-price range for The Woodlands area. The Grand Parkway is going past this property putting it minutes from the
Hardy Toll Road at the Riley Fuzzel exit.

Fun-filled amenities for the whole family to enjoy:

  • 3.2 acre Recreation Center nestled in the trees featuring tot pool, family pool, lap pool, cabana and playground.
  • Over 400 acres of forest encompassing a pond, nature trails and scenic lookouts to Spring Creek.
  • 10 miles of Nature Trail System helps connect the community.
  • Cardinal Sports Park with tennis courts and a sports court - NOW OPEN - For complete rules click here
  • New playground at the pond for 2 age groups

MAGNOLIA: Bumping up to The Woodlands community. It has increased more than 25% in population and the rush has not even begun. As the housing demands increase dramatically in this part of the county, developers are purchasing as much ground as possible to meet the housing demand. Income per resident has also increased during the past ten years. As demand for acreage drove the residents north. Now the demand for housing will be encroaching on those who were yearning for privacy. Still people will continue to seek lots that allow for wide open spaces. This makes this area one that will remain attractive to those who want land as well as satisfying the developers to meet the demand for more housing by establishing new subdivisons. We have the information on these and more communities within the area so give us a call at 832-877-1040 and let's discuss all your options for living the Texas Lifestyle.

Tomball: so near and yet so far? Not with the new bridges, roads, toll roads being planned and developed. Just drop down 2978 back of The Woodlands and find you are just a few minutes from Tomball proper and of course Hwy 249 will intersect with the Grand Parkway making this an option to make the commute seem like a drive to the grocery. We have the information on the communities within the area so give us a call at 832-877-1040 and let's discuss all your options for living the Texas Lifestyle.

CYPRESS: Spreading from the 290 energy corridor towards the Katy Freeway and into the Hwy. 249 area this has long been a favorite place to live. Different school districts run throughout this area. While commutes on 290 can be tedious the new Super Grand Parkway will be marching to the door connecting you with the Exxon Park in about 30 minutes which is the same as a drive to get bread for most people living in Greater Houston. (Good way to reduce carbs is to avoid the drive.) Seriously the Bridgeland area is an excellent place to live. We have the skinny on the pros and cons of this and all areas so give us a call at 832-877- 1040 and lets work together to find the unique home for you. The shorter the commute can mean higher prices. We have the answers.

CAUTION: As growth is rolling like a snowball going downhill do not put too much emphasis in school districts and rankings. Growth will bring more schools, redistricting to schools will change as will neighborhoods. New neighborhoods will spring up competing with old established neighborhoods and schools. Houston has always welcomed new homes and one knows that new schools are probably going to specialize in math, sciences, etc. Does it just seem to me as if the higher income neighborhoods get the best ranked schools in each school district? Hummm! Give us a call we have experience and sales to show you the best alternative for your budget and desires. 832-877-1040.

Texas has adopted an agency or relationship between the buyer and the buyer's agent that mimics the relationship between the listing agent and the seller. Prior to this development all Realtors represented the sellers. In order to level the playing field they developed Buyer's Agency to ensure someone represents the buyer's interest above all others. As an Accredited Buyer's Representative and a Certified New Home Specialist I sell all listings for all real estate companies not just Better Homes and Gardens. Best of all there is NO fees or commissions from you for the representation. My experience and market knowledge of the Greater Houston, Montgomery county areas will be of great value to you in your search for that one special home. Most Realtors know just their neighborhood and many times have a biased view of the value of the homes in that neighborhood. Click on the link for Buyer's Representation, fill out and email the form to and then let's talk about the pros and cons of the neighborhoods that will serve you best in your price range. A Better Homes and Gardens subscription will be sent to you as a thank you. Remember the name on the for sale sign represents the seller and Texas Law states the listing agent must get the highest price possible for the seller.
